Letting and Property Management Services
1 - Letting
- We will advise you on preparing your property for rental, provide a valuation, advertise your property on our website, Prime Location, RightMove, Zoopla and linked websites.
- All offers will be submitted to you for approval.
- On acceptance of an offer we will carry out full referencing and credit checks prior to drawing up the appropriate Tenancy Agreement.
- Tenancy Agreements will be forwarded to both you and the Tenant for signature.
- We can assist in arranging for an Inventory and Schedule of Condition to be compiled and the Inventory check in at the start of the Tenancy.
- We will advise you on all safety requirements necessary prior to the start of the tenancy.

2 - Letting and rent receipt
- In addition to the above services, we will arrange for rent payments to be credited to a specified client account and once the funds have cleared we will forward the net sum on to you within five working days and provide a monthly statement.
- In the event of late payment, we will telephone and write to the Tenant demanding immediate payment and continue to do so until this is received
- Should the rent fall into arrears by two instalments we will advise on legal procedures for the termination of the tenancy.

3 - Letting and Property Management Services
- After successfully letting your property we will arrange for an Inventory and Schedule of Condition to be compiled and for the Inventory check in at the start of the Tenancy.
- We will look after the day to day running of the property and ensure that all queries and minor problems are dealt with, bearing in mind your interests at all times.
- Any emergencies will be dealt with as necessary and we offer an out of hours emergency service to the Tenants.
- Items of repair and maintenance will be referred back to you for approval, or an arrangement can be agreed for us to carry out works to the value of £250.00, if preferred.
- We are always happy to use contractors previously associated with you and your property as long as they have the necessary insurance, otherwise, we will use our team of approved and insured contractors.

4 - Void Management / Caretaking Service
- While the property is vacant we can visit weekly to ensure that heating is on in the winter, the property is aired, forward any mail on to you and check for any problems.
- We will advise on garden maintenance and gutter clearing if necessary. Extra works can be carried out by agreement.
- We are able to supervise and report back to you on any refurbishment work you are carrying out at your property.
- Quotes for work can be obtained and forwarded to you for approval.
- It is a requirement of most building insurance policies to inform them of long term vacant periods. Anything longer than 30 days will normally require weekly or fortnightly visits. If you are between tenants or are abroad for a period, this service can satisfy your insurance requirements.
5 - Refurbishment service
- We are able to provide a complete refurbishment service of your property between tenancies or as a one off. Thanks to our in-house interior design specialist and network of specialist trades, we are able to advise on all manner of planned improvements.
- Quotes for work can be obtained and forwarded to you for approval.
