New Landlord Registration Requirements
What landlords need to know about the new national rental property register
As part of the Renters’ Rights Act, the Government is introducing a new national registration system for private landlords and rental properties in England.
The new ‘Register your rental property’ service will create a central record of landlords and the properties they let, together with certain property and compliance information.
The scheme will be introduced gradually across England from 15 December 2026.
When will landlords in the South East need to register?
For properties in the South East, the current Government timetable is:
Registration opens: 15 March 2027
Registration deadline: 14 June 2027
Other regional deadlines currently include:
London: 14 October 2027
South West: 14 November 2027
These dates are based on the Government's current implementation timetable and may be subject to further guidance.
What will landlords need to do?
Landlords will be required to register themselves and each property they let.
The information required is expected to include details about:
the landlord;
the rental property;
ownership of the property; and
relevant safety and compliance requirements.
The Government has confirmed an annual registration fee of £65 per property.
Landlords will also be responsible for ensuring that the information held on the register remains accurate and up to date.
Can Grantley complete the registration for me?
The initial registration will need to be started by the landlord themselves.
Current guidance indicates that letting agents and property managers may then be able to assist with uploading certain information or documents on a landlord's behalf.
We therefore expect to be able to provide some assistance to our landlord clients. However, the Government has not yet confirmed the full extent of what agents will be permitted to complete on behalf of landlords.
Once the registration service is fully available and the detailed requirements have been confirmed, we will provide our clients with further guidance on the support Grantley can offer.
Do I need to do anything now?
No.
If your property is in the South East, registration is not currently due to open until 15 March 2027.
We will contact our landlord clients again ahead of the registration window with details of the information required, the registration process and any assistance we are able to provide.
Keeping landlords informed
The new database forms part of a much wider programme of reform under the Renters’ Rights Act.
