When it comes to selling or renting a property, first impressions are everything. That’s where Salt & Staged comes in. Based in Guildford, this specialist property enhancement and home staging company is dedicated to helping homeowners and property investors create inspiring, desirable living spaces that attract home buyers and rental tenants alike. By applying its specialist home staging services, the team can transform properties into stunning, market-ready homes, ensuring they not only stand out in a competitive market but also sell faster and often for a higher price.
In an exciting partnership with Grantley, Salt & Staged has teamed up to support home sellers in transforming their properties for sale. Here, we talk to Creative Lead and Founder, Sara, who explains the art of home staging and why sellers should consider it for their properties.
Can you talk through your vision for Salt & Staged?
Salt & Stage was founded in 2023 and emerged from my passion for design and a love of creating beautiful spaces. I’ve always been drawn to interiors and there was only so many times I could stage my own home – being able to express my creativity by furnishing other people’s homes is incredibly rewarding. Although aesthetics are key, my goal is to educate clients about the benefits of staging. Many people are unaware that home staging exists and is a service available to them, not to mention the difference it can make for a property sale.
Why choose Home Staging?
The benefits of home staging go beyond just making a property look good. Staging can help sell homes faster because staged properties tend to attract buyers more quickly than non-staged ones. It can also help, as a well-presented property often commands a premium price.
In addition, staging can ensure that the property appeals to the target market, with tailored designs that resonate with prospective buyers or renters. My team works with properties which are vacant and are essentially a blank canvas, right through to properties that are still lived in. So, whether a seller or developer is looking for a complete staging with furniture and furnishings, or wants advice and guidance on making their home more appealing, we can help.
Can you talk through the staging process?
A key element I request from my clients is that they are willing to commit to the home staging process. Our approach begins with an initial assessment where photos and floorplans are reviewed to understand the property’s layout and potential. This is followed by a site visit, which allows for a deeper dive into the property’s current condition and helps identify areas of improvement.
Depending on the property’s needs, the creative transformation stage may include anything from a light refresh, such as decluttering and swapping out furniture, to more extensive updates like repainting walls or replacing carpets. A probate home for instance may require more changes, but don’t forget, this can also have a bigger impact on profits.
You’re based in Guildford, what do you like about properties in Surrey and the surrounding counties?
There are so many incredible properties across Surrey and the southern counties. From contemporary apartments in London to countryside homes in Surrey and Kent. Each project is unique and requires a bespoke approach to reflect architectural styles and appeal to specific target markets. We’re currently in the process of expanding our catalogue to ensure we can cater to a wide range of properties and provide furniture and furnishings to suit the home’s character.
Are there any common misconceptions about staging?
Many people assume that home staging involves a complete overhaul, but this isn’t always the case. Sometimes, simple changes can have a big impact, such as replacing dated furniture, removing personal clutter, changing wall colours to neutral tones, or adding decor that makes the space feel more inviting. Staging doesn’t have to be expensive or time-consuming. Even small updates can make a huge difference.
Do you have any advice for home sellers?
A property is usually a person’s most valuable asset, so it’s vital to showcase it in the best possible light to attract the right buyers or tenants. I’d advise prospective home sellers to focus on demonstrating the best qualities of their home. I recently worked with a home seller in London who had a beautiful house but had been struggling on the market. I visited the home and after making some strategic changes, the home was quickly sold in two weeks and completion followed in just six weeks.
Can home staging be applied to all properties?
Contrary to popular belief, staging is not only for luxury homes. All homes, regardless of size or price, can benefit from the magic of staging. By thoughtfully arranging and enhancing spaces, we create an ambience that resonates with potential buyers and tenants, allowing them to envision the property's full potential.
